REAL PROPERTY DECAL
As per Florida Statutes 320.0815 and 320.07 mobile homes are required
to have a registration decal affixed to the lower left-hand corner of the
window closest to the street or road providing access to such residence.
Failure to comply may result in a traffic citation that could require an
appearance in court (F.S. 320.58).
NOTE: VIOLATION CARRIES A MAXIMUM PENALTY OF SIXTY (60) DAYS SENTENCE
AND/OR FINE, PLUS COURT COSTS (F.S. 320.57).
MOBILE HOMES PERMANENTLY AFFIXED TO LAND & ASSESSED AS REAL
PROPERTY:
- DEFINITION: A mobile home, travel trailer or park trailer is
considered REAL PROPERTY only when the owner of the mobile home, travel
trailer or park trailer is ALSO the owner of the land on which said
residence is situated and permanently affixed. It must be tied down and
hooked to the normal and usual utilities.
- When the above situation exists a REAL PROPERTY (RP) DECAL is
required. To obtain this decal, you must take proof of ownership for the
land and mobile home to your Property Appraiser’s office. You will be
issued a certificate to obtain the decal at your Tax Collector’s office.
This decal will be permanent unless the mobile home is sold separately
from the land, moved to a location other than the address on the
registration, is destroyed or replaced.
- REAL PROPERTY (RP) DECALS may be transferred when the mobile home
and land are sold together as realty, or in cases where the title is
being transferred and a sale is not involved.
Example: transfer
from one spouse to joint ownership, transfer upon death of one owner, or
transfer upon divorce decree.
- Any prefabricated or modular housing unit not manufactured upon an
integral chassis or undercarriage for travel over the highways is not a
mobile home and must be taxed as real property. Since these units are
not classified as mobile homes, they are not required to be titled nor
is a real property decal issued.
- You will receive a tax bill each year in November for the mobile
home and land combined. DATES: If the mobile home is “already assessed”
REAL PROPERTY (RP) DECALS can be issued at any time. If the mobile home
is to be “newly assessed” REAL PROPERTY (RP) DECALS can only be issued
during the year the mobile home is being assessed on the tax roll. The
mobile home has to be on the parcel “BEFORE” Jan.1, of the current year
tax roll.
